Cape Panwa is a peninsula with the sea on three sides

The hills of the peninsula, including the area near the Khao Khad viewing tower, carry villas and houses stepped down the slope to catch the sea view. Such a house typically has a tall wall on the downhill side, wide terraces and painted retaining walls. The seaward face has nothing to break the wind, and monsoon rain drives straight onto it.

Sea-view condos and apartments

Sakdidet Road has mid-rise residential blocks with balconies turned towards the bay. A number of the owners are foreigners who are not in residence all year. Work inside a unit is coordinated with the juristic office over permitted days and hours.

Resorts and hotels on the bays

How is a seaside exterior on Cape Panwa prepared for paint?

Exterior work on Cape Panwa begins with washing the salt off the walls, because paint applied over salt deposits does not bond well. Chalky or flaking paint is then scraped away, the surface is sanded, shallow marks are filled, and a primer suited to aged render goes on before the exterior-grade top coats. Every piece of steel is ground free of rust and given an anti-rust primer first. Days of very strong wind or continuous rain are avoided, so the side that faces the monsoon is usually best painted in the dry season.
