Mai Khao has a long, open beach, and that sets the task for exterior paint

Mai Khao is the northernmost sub-district of Phuket island. Mai Khao Beach runs without a break from the north side of Phuket International Airport almost to Sarasin Bridge, the link to Phang Nga province. Hardly a headland or island shelters the shore, so wind from the Andaman Sea comes ashore at full strength in the monsoon. Beachfront resorts and hotels

Several large resorts stand along Mai Khao Beach. Each has a number of room blocks, garden villas, pavilions, covered walkways and central facilities. The surface area is large and spread out, so the job is divided into phases, one building at a time as rooms fall vacant, with working hours kept clear of the times guests rest or use the pool. Condos and holiday apartments

Mai Khao has low-rise condominiums near the beach, sold to buyers as holiday homes and rentals. Many units stay shut for long spells while the owner is away. A unit closed up in humid air tends to smell musty and to show mould spots on walls and ceilings, so owners often repaint the interior before returning or ahead of the tourist season. Mai Khao village and the Thepkrasattri Road corridor

The inner part of the sub-district is the original community: local family houses, shops and shophouses along Thepkrasattri Road on the approach to the Tha Chatchai checkpoint and Sarasin Bridge. What care is needed at resorts and close to the national park?

Part of Mai Khao Beach lies within Sirinat National Park, and Phuket people know the beach as a nesting ground for sea turtles. Work near the sand therefore has to be especially tidy.

1. Cover the ground and plants around the work area, so that no paint flakes or wash water reach the sand or a watercourse.
2. Rinse tools only where the site owner directs, and carry paint containers away every day.
3. Work only in daylight, within the hours the resort or juristic office permits.
4. Brace scaffolding against strong wind, and stop work at height in gusts or rain.

Mai Khao is a long way from Phuket Town. What should a booking allow for?

Mai Khao is at the very top of Thepkrasattri Road. Travel from the centre and south of the island takes time, and traffic is often heavy in the morning and evening around Thalang and the airport turn-off. The team therefore plans to bring all scaffolding and materials in a single delivery and store them on site, where the owner allows, for the length of the job. Nothing has to be hauled back and forth each day.

Distance makes no difference to the survey. The team travels to Mai Khao to measure free of charge and issues a written quotation that separates surface preparation from work at height and states the workmanship warranty terms.
