Wichit is the big family-housing belt south of Phuket Town
Wichit lies between Phuket Town and Chalong. Chao Fa East Road and Chao Fa West Road run through the sub-district side by side from north to south, and the cluster of large shopping centres at the bypass road junction is a landmark every Phuket resident knows. The lanes that branch off those two roads hold a great many housing estates, from two-storey townhouses to detached houses with gardens. Painters in Wichit therefore spend most of their time on family homes, unlike the beach zones in the list of areas where we paint across Phuket island, where rental villas and hotels dominate.
Estate houses in Wichit that were built around the same time tend to share a design and the same materials: rendered brick walls, a gabled or hipped roof of concrete tiles, a fence of masonry and steel, and a carport at the front. After years of sun and rain the whole lane develops the same faults. West-facing walls fade, roofs turn dull with black staining, and interior walls show the marks of daily life.
Why do Wichit tile roofs fade so fast, and when can they be repainted?
A roof takes direct sun all day, so the coating on concrete tiles fades before the walls do. Monsoon rain keeps the tile surface wet for long periods, and algae and black deposits settle in the channels of the tile profile, above all on the side shaded by trees. Houses at the foot of the hills west of Chao Fa West Road, where the air is damper and shadier, show staining sooner than houses out on the flat.
Roof painting suits tiles that are still sound but have lost their colour. The usual steps are a pressure wash to remove the deposits, full drying, a primer made for roofs and then top coats formulated for roof use. The work needs clear skies, so painters generally recommend the dry season, roughly November to April. Work on a roof counts as work at height and appears as its own line in the quotation. Details are on the roof painting service page.
Broken or missing tiles, or water reaching the ceiling, are not a painter's job. Phuket Pro Painters does not take on waterproofing or leak repair; a roofer needs to finish those repairs first.
How is an occupied house painted inside with the least disruption?
Most homes in Wichit are lived in full time, often with children, older relatives or pets. Interior painting is therefore sequenced by room. A bedroom whose occupant can sleep elsewhere for a night or two goes first, and the living room and kitchen follow. The painters use water-based interior paint, which has a milder smell than solvent-based products, and keep the windows open while each coat dries. During long wet spells the humid air slows drying, and the gap between coats is extended as the paint manufacturer states on the label.
A Wichit townhouse usually has a stairwell wall that rises two full storeys. That wall needs a small indoor scaffold or an extension ladder, and is worth pointing out to the painter at the survey. Scope and room-by-room paint choices are covered under interior painting for houses and rooms.
How do estate rules and lane conditions in Wichit affect a painting job?
Topic | What is found in Wichit | Effect on the painting |
|---|---|---|
Estate juristic office | Sets contractor entry hours; some specify exterior shades | Permission and an approved shade are needed before paint is ordered |
Gap between houses | Semi-detached homes and townhouses are built close, with a narrow side passage | Side scaffolding is awkward; some spots need the neighbour's consent |
Traffic | Chao Fa Road and the bypass junction jam in the morning and evening | Deliveries are timed outside rush hour |
Wichit is largely flat. A pickup carrying scaffolding can reach the front of the house in nearly every lane, which makes Wichit an easy zone to work in compared with the hills.
Shop buildings and the Wichit coastline
Both Chao Fa roads are lined with shophouses, restaurants, clinics and offices. Their front walls take more dust and soot from the road than houses inside the lanes. Owners of those properties can read our approach to painting commercial buildings and offices. The eastern shore of Wichit runs down Sakdidet Road to the tip of a peninsula, where salt air is far harsher than in the estate lanes. That stretch has its own page: painting work in Cape Panwa and Ao Makham.

Questions
Frequently asked questions
- The tile roof on my Wichit estate house is faded with black stains. Can it be repainted?
- Yes, provided the tiles are not cracked. The painter washes off algae and dirt, lets the roof dry, applies a roof primer and then the top coats. A roof that lets water in must be fixed by a roofer first, because we do not take on leak repair.
- Wichit is not on the beach. Is salt air still a concern?
- Most Wichit homes are well back from the shore, so salt is a minor factor. Strong sun, monsoon rain and main-road dust do more harm to paint. Homes on the east side close to the bay are the exception.
- If I repaint one townhouse and the neighbours do not, will the difference be obvious?
- On a continuous front wall the join between new and old paint will be visible. The painter cuts a sharp line at the column or party line, and suggests a shade close to the original estate colour where the juristic office specifies one.
- Does painting the inside of a two-storey house in Wichit take long?
- The time depends on the number of rooms, the state of the walls and how much furniture there is. An estimated number of working days is given after the site survey, before any work begins.
