What kinds of questions does this house painting FAQ cover?
The questions customers ask Phuket Pro Painters most often fall into four groups: price and hiring options, the site survey and quotation, the working steps, and the warranty. The short answer to each question is in the question list on this page. The sections below give an overview of each group and say which page has the detail.
Some answers are written with owners who live outside Thailand for part of the year in mind. Where a Thai practice may be unfamiliar, the sections below explain it briefly.
Questions about price and hiring options
Price is the subject customers ask about most. Three principles matter. First, the price is based on the surface actually painted, in square metres, not on the floor area of the home. Second, every figure on the website is an estimate until the written quotation confirms it. Third, surface preparation and scaffolding or work at height are always charged as separate lines.
The pricing formula, the rate tables and an explanation of each factor are on the page about how house painting prices in Phuket are worked out. Customers who want to try the figures for their own home can use the painting cost calculator.
There are two hiring options. Labour only, where the owner buys the materials, is a familiar arrangement in Thailand. Labour and paint gives one price that includes the materials.

Questions about the site survey and quotation
The site survey by Phuket Pro Painters is free. The painter measures the real area, checks the wall surfaces, looks at height and access, and asks what the customer wants. The findings are written up as a quotation, which the customer receives before work starts, every time.
Customers often ask whether the quotation can differ from the calculator result. It can, because the area and wall condition measured and checked on site are usually different from a self-estimate. What the painter checks and what the document lists are explained on the page about the free site survey and quotation.
Owners who are abroad also ask whether they must attend the survey. They do not need to. A house manager or caretaker can let the painter in, and the team explains the findings in English by phone or message.
Questions about the working steps and wall preparation
Every job has four steps: survey, quotation, surface preparation and painting, then an inspection with the customer before handover. Common questions in this group are whether furniture has to be moved, whether the owner can stay in the house during the work, and how the job carries on when it rains. Phuket's south-west monsoon runs from roughly May to October, so the last question comes up often. The answers are on the page about how we work, step by step.
The wall preparation we do consists of washing and cleaning, scraping loose old paint, sanding, filling small holes and hairline surface marks, and priming. How much is needed depends on the condition of the existing wall. The levels are set out on the page about surface preparation charges.
Questions about the warranty
Phuket Pro Painters gives a workmanship warranty after handover. The period and terms are not written as a number on the website. They are stated in the quotation for each job, because different kinds of work face different conditions. The customer therefore sees the terms before agreeing to hire us. The general principles of what a workmanship warranty covers and does not cover are on the page about the painting warranty.
What if my question is not answered here?
Customers with a specific question about their own house or building can ask the team directly by phone on 063-004-0115, by WhatsApp, or by sending details and photographs through the page to contact us and request a quotation. The team answers in English and Thai.
Questions
Frequently asked questions
- How is the price of house painting worked out?
- The price is the painted area of each surface in square metres, at a base rate for the type of work, adjusted for the working height and the difficulty. Surface preparation is added as a separate line, and scaffolding, if needed, is quoted separately after the survey.
- Are the prices shown on the website the real prices?
- Every figure on the website is an estimate for budgeting. The real price of each job is confirmed in a written quotation after a painter has surveyed and measured the property.
- Is there a charge for the site survey?
- No. Phuket Pro Painters surveys and measures the property free of charge, and there is no obligation to hire us afterwards.
- What is the difference between labour only and labour and paint?
- With labour only, you buy the paint and we calculate how much you need. With labour and paint, the price covers the labour, the primer and the top coats in the paint grade you choose.
- If I buy the paint myself, how do I know how many tins to buy?
- We calculate the primer and top coat in litres and tins, from the area measured on site and the number of coats agreed, after the site survey.
- How many coats do you apply?
- The default is one primer coat and two top coats. If a job needs a different number, the agreed number of coats is stated in the quotation.
- Are surface preparation and scaffolding included in the rate per square metre?
- No. Both are charged separately and shown on their own lines in the quotation, under labour only and under labour and paint alike.
- Does Phuket Pro Painters do waterproofing or crack repair?
- No. Phuket Pro Painters does not take on waterproofing, structural crack repair or leak repair work. A specialist needs to fix those problems first, and the painting follows.
- Will I get a quotation before work starts?
- Yes, every time. We issue a written quotation before work starts, listing the areas, work items, hiring option, price and warranty terms, for you to check and agree.
- Is there a warranty on the work?
- Yes. Phuket Pro Painters gives a workmanship warranty after handover. The period and terms are the ones stated in the quotation for each job.
- Does the team speak English?
- Yes. The team speaks English and the quotation can be issued in English, so foreign owners can discuss the job directly.
- Which areas do you serve?
- We work throughout Phuket province, on houses, villas, condos and commercial buildings.
- Can exterior walls be painted in the rainy season?
- Yes, but the work has to be planned around the weather, because paint must go onto a dry wall and needs time to dry before rain. Exterior jobs in the monsoon months can take longer than in the dry season. Interior work can be done all year.
- How do I contact Phuket Pro Painters?
- Call 063-004-0115, send a WhatsApp message, or fill in the quotation form on the website with the location, the type of work and the approximate area.
