Phuket Pro Painters arrives at a painting price in two steps: a site survey with measurement, then a written quotation. The figures a customer sees on the page about house painting prices in Phuket and in the calculator are estimates for budgeting. The price that both sides agree on is the one in the quotation, and nothing else. A free painting quote in Phuket from us always follows a visit to the property.

Both steps happen before work starts on every job, whether the job is one room, a whole house, a villa or a commercial building.

What does the free site survey cover?

The site survey costs nothing and covers four things.

Measuring the real area

The painter measures the surface to be painted in square metres, split by type of work, such as interior walls, exterior walls, ceilings, woodwork and metalwork, and takes off the doors and windows. The measured area is the basis for the whole price. It is usually different from the figure an owner estimates from the floor area of the rooms.

Checking the wall surfaces

The painter checks whether the old paint is still firmly attached or is flaking, whether there are algae, mould or damp, and how many spots need filling. The findings set the level of surface preparation before painting. If the painter finds a problem that lies outside painting, the customer hears about it at this stage, because Phuket Pro Painters does not take on waterproofing, structural crack repair or leak repair work. Those problems need a specialist before painting.

Looking at height and access

The painter looks at the number of storeys, the height of the walls, where scaffolding can stand, vehicle access, and the limits of the site, such as the working hours a housing estate, condominium or resort allows. This information sets the height and difficulty of the job and whether scaffolding or other access equipment is needed. For high-rise buildings that need rope access, the site survey is the only way to get a price, because the calculator gives no figure for that kind of work.

Asking what the customer wants

The painter asks which parts are to be painted, what colours are wanted, whether the customer prefers labour only or labour and paint, and what the timing is, for example a deadline before tenants or holiday guests arrive.

What should I prepare for the day of the survey?

Four things help on the day of the site survey:

  1. Give the painter access to every area to be painted, including the back of the house and any roof deck.
  2. Point out spots with a history, such as a wall where paint keeps peeling in the same place.
  3. Have colour samples or reference pictures ready, if there are any.
  4. Pass on the rules of the estate or the condominium juristic person about working hours and deliveries. A juristic person is the legal body that manages a Thai condominium or housing estate on behalf of the owners.

Why can the quotation differ from the calculator?

The price in a quotation can differ from the result of the online painting cost calculator for three reasons. First, the measured area is rarely equal to a self-estimated one. Second, the wall condition that a painter checks by hand may fall into a different level from the one the customer selected. Third, the real height and access may need more or less scaffolding than expected. The calculator is suited to budgeting and to comparing the two hiring options. The quotation is the document used for agreement.

What happens after I receive the quotation?

After receiving the quotation, the customer can go through the items and ask questions until everything is clear. If the scope needs to change, for example dropping the boundary wall or changing the paint grade, we issue a revised quotation. Work starts only once the customer has agreed to the quotation, and the work then follows the items in that document. There is no obligation to proceed at any point before that.
