What is rope-access high-rise painting?

High-rise painting in Phuket by Phuket Pro Painters means painting the exterior walls of a building with painters suspended against the wall on a rope system anchored at the top of the building. The painter descends one vertical strip, called a drop, at a time and paints the wall on the way down. Rope access is used on walls that scaffolding cannot reach, or where scaffolding would not be worth its cost, and it is a specialist service within our commercial painting work for buildings.

Which buildings should be painted by rope access?

Many hillside buildings in Phuket stand on sloping ground or beside a retaining wall, which makes a scaffolding base difficult. Rope access is therefore often considered for the wall that faces downhill.

Why must a building be surveyed before rope-access painting is priced?

Rope-access painting has variables that cannot be seen in photographs, so Phuket Pro Painters surveys the site before every job, free of charge. The painter checks these points during the survey.

  • Roof and anchor points. Work at height requires the rope anchor points and the condition of the building to be assessed first: whether there is structure that can take the load and whether it can be reached.
  • Parapet and canopies. The shape of the roof edge affects the line of the ropes and how the ropes are protected from chafing.
  • Shape of the walls. Projecting balconies, fins, air-conditioning units, signs and pipes make the painter go around them or change drop.
  • Condition of the wall surface. The amount of chalking, moss and flaking paint, and how much preparation is needed.
  • The area below. Walkways, car parks, pools and lower roofs that must be cordoned off during the work.
  • Roof access and water supply for bringing up equipment and washing the walls.

How does a rope-access painting job run?

  1. Survey the building and measure the wall areas with the building manager or the building's engineering staff.
  2. Issue a written quotation stating the areas, the work items, surface preparation, work at height, the hiring option and the warranty terms.
  3. Plan the work one face of the building at a time, set the order of the faces, and have the building notify its users in advance.
  4. Check the equipment and anchor points before each day's work, and cordon off the ground below the working line.
  5. Wash the wall from the top down to remove dust, salt, moss and chalk, then let the wall dry.
  6. Prepare the surface: scrape loose paint and fill small holes and hairline surface marks.
  7. Apply primer and top coats one drop at a time, blending the joins between drops.
  8. Inspect from the ground and from balconies with the building's representative, and hand over one face at a time.

How do wind, rain and sea air in Phuket affect rope-access painting?

A tall building takes harsher weather than a low one, because no trees or neighbouring buildings shelter it. The upper walls of seafront condos and hotels in Phuket get sun all day, driving rain across the whole face and salt straight off the sea breeze. The results are chalking paint, run marks under window sills and balconies, and sea-facing walls that dull sooner than inland-facing ones. Washing off salt and chalk before priming is therefore necessary on every face of a tall building.

The weather also decides the working days for rope access.

  • Wind. Rope work stops in strong wind, because the painter and the equipment swing and paint mist drifts.
  • Rain. No work is possible while it rains, and the wall must dry before painting resumes.
  • Season. The monsoon, roughly May to October, brings both wind and rain, so workable days are few. The dry season, roughly November to April, allows a steadier programme.

What repairs are not part of rope-access painting?

Phuket Pro Painters does not take on waterproofing, structural crack repair or leak repair. Many tall buildings have water entering at wall joints or around window frames, and co-owners often hope the painting will settle it. Exterior paint is not a material for solving that problem. The building should have a specialist inspect and fix it first, and the wall is painted when it is ready. What should a juristic person or building manager prepare before rope-access work?

  1. Allow the painter onto the roof on the survey day, and have the building drawings ready if they exist.
  2. Provide the building's existing colour codes, or the resolution on a new colour.
  3. Notify residents face by face about the working dates, closing windows and clearing balconies.
  4. Arrange for cars to be moved from below the working wall, and close the walkways underneath.
  5. Set the equipment store, the water point and the working hours the building allows.
  6. Name the contact person who inspects and accepts each face.

What are the terms for hiring rope-access painting?

Rope-access painting can be hired in the same two ways as our other work: labour only, where the building buys the paint in the quantity we work out, or labour and paint together. Labour only is a common arrangement in Thailand and suits buildings with an existing paint specification. A written quotation is issued before work starts, every time, with surface preparation and work at height as separate lines. The work carries a workmanship warranty after handover, and the period and terms are stated in the quotation. The team speaks English, which helps where the committee or the manager is not Thai.

Is rope access the right service, or does another one fit better?

Rope access suits only exterior walls that cannot be reached by other means, or not at a sensible cost.
