What does labour-only painting mean?

Labour-only painting means hiring Phuket Pro Painters to do the painting while the customer supplies the paint. It is one of the two hiring options set out on the page about house painting prices in Phuket and how they are calculated. Under this option, the amount paid to us is the painting labour cost, charged by the square metre. The paint is paid for separately, directly to the shop.

For readers new to Thailand: hiring a tradesman for labour alone while the owner buys the materials is a long-standing local practice, and many Thai households prefer it. It lets the owner see the price of the work and the price of the materials separately.

Labour only suits three kinds of customer: owners with paint left over from an earlier job or already bought, owners who want to choose the brand, product line and colour themselves, and condominium offices or building managers who already have a regular paint supplier.

How is the painting labour cost per square metre worked out?

The painting labour cost is the painted area in square metres at the labour base rate for that type of work, adjusted for the working height and the difficulty of the job. The labour base rates for interior walls, exterior walls, ceilings, roofs, woodwork and metalwork are not the same, because each takes a different amount of time and skill.

The labour rates shown on the website are estimates, and they assume one primer coat and two top coats. If the paint the customer chooses needs more coats to cover the old colour, the number of coats is agreed and written into the quotation.

How does Phuket Pro Painters calculate the paint quantity?

Calculating the paint quantity is part of the labour-only service. The customer does not have to guess how many tins to buy. We work the quantity out from three things:

  1. The painted area measured during the site survey, split by type of surface.
  2. The number of coats agreed. The default is one primer coat and two top coats.
  3. The coverage rate per litre, as the paint manufacturer states on the label of the product the customer has chosen.

The result is the primer and the top coat as separate quantities, in litres and in tins. Why can the paint actually used differ from the calculation?

The paint a wall takes depends on how absorbent the wall is. New render and rough-textured walls use more paint than a smooth wall that has been painted before. Changing from a dark colour to a light one may also need an extra coat. The figure we give is an estimate that is good enough to order from. Buy all the top coat in one purchase, so the shade stays consistent across the whole job.

What does the customer need to do when buying the paint?

A customer who hires labour only has three responsibilities:

  • Buy primer and top coat that match the surface. Exterior paint goes on exterior walls, and a primer made for new render goes on walls that have never been painted.
  • Buy the full quantity calculated, and have the paint on site before the first day of painting.
  • Tell the painters which product and colour have been chosen before work starts, so the application follows the manufacturer's instructions.

Owners who are abroad usually ask a house manager or caretaker to collect the paint, or have the shop deliver to the property. If a customer is not sure which kind of coating each surface needs, the painter explains the general principles during the site survey, without specifying a brand.
