How is villa painting different from painting an ordinary house?
Villa painting in Phuket by Phuket Pro Painters is designed for villas and pool villas that combine many surfaces in one property and usually have a tight time window, because the owner stays for part of the year or lets the villa by the night. The basic steps are the same as in our house and villa painting service, but a villa needs closer planning in four areas.
- Schedule. The work has to finish while the villa is empty, and every area must be ready before the next guests arrive.
- Size and height. Villas often have double-height ceilings, large glass walls and several buildings on one plot.
- Mixed surfaces. Smooth render, textured walls, timber, steel and roofing sit side by side and must look right together.
- Communication. Many owners live overseas, so decisions are made through a villa manager or by message.
What work makes up the painting of one villa?
One villa usually involves several types of painting work. Phuket Pro Painters puts them in a single quotation with a separate line for each type.
Part of the villa | Work done | Detail page |
|---|---|---|
Bedrooms, living areas, ceilings | Painting interior walls and ceilings | |
Outside walls, boundary walls, walls around the pool | Washing, preparation, exterior painting | |
Roofs of the main building and sala | Washing and spraying the roof | |
Sala, slats, timber doors, pool deck | Sanding and staining timber | |
Gate, railings, steel frames | Rust removal and steel painting |
In what order is a villa painted?
Painting a whole villa has to be sequenced so the painters do not work over one another, and so the areas guests see first are finished last and stay clean. Phuket Pro Painters generally works in this order.
- Site survey with the owner or villa manager. The painter measures the areas, photographs the problem spots and takes note of the dates the villa is free.
- Quotation and day-by-day work plan. The plan states which part is done in each period and on which days the villa must be empty.
- Protection. The pool is covered or screened off so dust and paint mist do not land in the water, and furniture, stone paving and glass are covered.
- High work first. The roof, fascias and upper walls.
- Exterior walls and boundary walls. Washing, scraping, filling hairline surface marks, priming and top coats.
- Woodwork and metalwork. Sanding and finishing the sala, slats, gate and railings.
- Interior. Ceilings and walls, one room at a time, with the furniture put back afterwards.
- Inspection and handover. A walk-through with the owner or manager, or photos of each area sent to an owner who is abroad.
How do Phuket's weather and villa locations affect the paint?
Many villas in Phuket stand in places where the weather is harsher than in town. Beachfront villas and sea-view villas on the hills take wind and salt directly, which makes exterior paint chalk sooner and steel rust easily. A hillside villa also takes the full afternoon sun on its walls, with no neighbouring building for shade. Dark colours, which are popular on modern villas, therefore show fading clearly.
The area around a swimming pool adds its own conditions. Walls close to the pool are splashed regularly, by chlorinated water or by water from a salt system, so stains appear and the paint film wears faster than on other walls. Pool decks and poolside salas get wet and dry out again every day. Villas surrounded by tropical gardens have shaded walls that stay damp and grow moss.
The monsoon, roughly May to October, is when many villas have few guests, so it is the period owners find easiest to close for maintenance. Interior work can go ahead fully in those months, but exterior and roof work depend on days when the walls are dry. An owner who chooses the rainy months should allow extra time for the exterior, or book exterior work for the start or the end of the dry season.
Villa walls that are damp from seepage, such as a retaining wall on a hillside plot or the wall below a roof terrace, are not something paint can cure. Phuket Pro Painters does not take on waterproofing, structural crack repair or leak repair. A specialist has to fix the cause first, and then we come in to paint.
What should an owner or villa manager prepare before painting?
Preparation for villa painting is mostly a matter of coordination.
- Block the booking calendar for the agreed dates, with spare days if rain is possible.
- Name one person who decides on colours and approves any extra work.
- Provide the existing colour codes if you have them, or let the painter match the colour from the wall.
- Pass on the rules of the estate or development, such as permitted working hours, the entrance for contractors' vehicles and where they may park.
- Remove artwork, valuable ornaments and curtains from rooms to be painted.
- Tell the housekeeper, the gardener and the pool technician which days the painters will be on site.
What are the terms for hiring villa painting from Phuket Pro Painters?
Hiring villa painting starts with a free site survey and measurement. A written quotation is then issued before work starts, every time. The quotation states the areas, each type of work, surface preparation, scaffolding or work at height, and the terms of the workmanship warranty after handover. The quotation can be issued in Thai or in English.
Villa owners choose between two hiring options. Labour only, with the owner buying the paint, is a common arrangement in Thailand and suits a villa that already has paint specified by the development or by a designer; we work out the quantity to buy. Labour and paint as one package suits owners who are abroad and want a single price.
Estimated prices are on the villa and house painting prices page, and a first range is available from the price calculator. For a villa with tall walls or difficult access, the real price is confirmed after the site survey.
When should a villa be painted all at once, and when in stages?
Painting the whole villa in one visit suits a villa that has just changed hands, a villa that is getting a new colour scheme, or a villa left unpainted for so long that every surface has worn out together. The advantages are a single closure and paint of the same age everywhere.
Painting in stages suits a rental villa with short gaps between bookings. The owner can split the job into rounds: steel and timber, which wear fastest, in the first round; exterior walls in the next; and interior rooms one at a time between guests. The painter helps set the priorities after the survey.
How do I book a survey for villa painting?
Call 063-004-0115, or send the villa's location and photos by WhatsApp, in Thai or English, to arrange a free site survey. All contact channels are on the book a villa survey page.

Questions
Frequently asked questions
- I live abroad. Can I still have my villa in Phuket painted?
- Yes. The team speaks English and works with the villa manager or caretaker you appoint. The written quotation is sent for you to check before work starts, and progress can be reported with photos by WhatsApp.
- Does the villa have to close to guests during painting?
- Interior work and work around the pool should be done while the villa is empty. Some items, such as the outer face of the boundary wall, may be done without affecting guests. The painters plan the order around the booking calendar the owner or manager provides.
- Does villa painting include painting the swimming pool?
- No. The inside surface of the pool and the pool systems are work for a pool specialist. Villa painting covers walls, boundary walls, salas and the surfaces around the pool that are above the water.
- Can a hillside villa with very tall walls be painted?
- Yes, using scaffolding or other equipment for work at height to suit the site. The painter assesses the access and the scaffolding positions at the survey, and scaffolding or work at height appears as a separate item in the quotation.
- The villa walls have damp stains and blistered paint. Will repainting cure it?
- Not while the cause remains. Phuket Pro Painters does not take on waterproofing or leak repair. Have a specialist fix the cause first, then repaint once the wall is dry.
