House and Villa Painters in Layan
Phuket Pro Painters paints villas and houses in Layan, the northern end of Bang Tao Bay beside Sirinat National Park. Layan is shadier and damper than the neighbouring beaches, so algae and mould on outside walls are the main problem. The team travels to Layan for a free survey before quoting.

Where is Layan, and why is the setting unlike Bangtao?
Layan is the northern tip of Bang Tao Bay. Layan Beach and the canal mouth that meets the sea there lie along the boundary of Sirinat National Park, so the shore has few buildings and keeps much of its beach forest and tall trees. Inland from the beach, flat land alternates with hills that hold private villas and small villa developments. Of the zones our painters travel to on the west coast, Layan has the lowest building density.
Quiet and shade are the reasons people choose Layan, and the same two things make walls harder to look after. A wall under trees gets little sun and stays damp long after rain. A house in the open behind Bang Tao Beach dries quickly but meets more salt.
What kinds of home are found in Layan?
Nearly every building in Layan is low-rise residential. There is no dense shophouse quarter and no tall block. Broadly, painters in Layan meet four groups:
- Detached villas on large plots, with long boundary walls, gardens and pools, used as full-time homes or holiday houses by foreign owners.
- Villas on the hills behind, raised to take in the whole sweep of Bang Tao Bay and usually reached by a development's private road.
- Small pool-villa developments on the flat, mixing residents with rental houses.
- Local houses and small shops on the roads that link Layan with Cherngtalay and Nai Thon.
Work for the first three groups takes in exterior walls, interiors, boundary walls and timber, as described under painting for villas with pools. Ordinary family homes are covered on the page for whole-house painters in Phuket. Shops, restaurants and small lodgings on the minor roads follow the approach in painting for businesses and commercial buildings.
What do exterior walls in Layan have to cope with?
Exposure | What appears on the wall | What the painters do before painting |
|---|---|---|
Tree shade and trapped damp | Green and black staining, mostly on north walls and boundary walls | Pressure wash, treat the surface for mould, leave to dry fully |
Falling leaves and sap | Brown marks on wall tops and copings | Scrub off the marks, apply a stain-blocking primer |
Salt air from the bay, for homes near the beach | Faded colour, rust on metalwork | Wash off salt, sand the rust, apply anti-rust primer |
Driving rain in the monsoon | Blistered paint low on the wall | Scrape loose paint and look for the source of moisture before recoating |
These tasks are the core of exterior painting for outdoor walls, where primer and top-coat systems are explained in detail.
Where paint blisters because water rises from the ground or seeps through the wall, new paint does not cure the cause. Phuket Pro Painters does not take on waterproofing or leak repair. The owner needs a specialist to solve that problem first, and painting follows.
What limits site access in Layan?
The road into Layan is a two-lane route through plantations and woodland, with far lighter traffic than Bangtao, so materials arrive without trouble. The limits lie in the properties themselves. Hill villas tend to have steep driveways and an estate gate that wants advance notice. Villas on big plots have long boundary walls and planting right against the walls. The painters trim or tie branches back from the wall for the duration, and cover plants and garden surfaces before washing and painting.
Because the beach lies within the national park and Layan is a residential area valued for its calm, the painters take waste away each day, never rinse tools into a watercourse, and work in daytime hours agreed with the owner.

Questions
Frequently asked questions
- Why do walls in Layan turn green and black so soon after repainting?
- Layan has large trees and wetland close to the houses. A wall under the canopy dries slowly after rain, so algae and mould take hold easily. Washing and treating the surface before painting, and choosing a mould-resistant exterior paint, lengthen the interval.
- Can painters work at a Layan hillside villa reached by a private road?
- Yes, once the owner or the estate manager gives permission. The painters send vehicle plates and workers' names in advance and keep to the estate's hours. The access itself is checked on the day of the survey.
- Can the outside of a house in Layan be painted in the rainy season?
- On some days, but the finish date has to be flexible, because walls under trees take longer than usual to dry. A full exterior repaint suits the dry season more. Interior work can be done all year.
