How does a hotel or resort painting job run?

  1. Site survey with the management or engineering team. The painter measures the areas, checks the paint condition and collects the occupancy pattern. The survey is free.
  2. Written quotation itemised by zone, so management can do everything or start with selected zones.
  3. A joint phase plan that sets the rooms and areas closed in each period.
  4. Screening and signs. Floors, carpets, fitted furniture and light fittings are protected.
  5. Surface preparation. Stains are washed off, flaking paint is scraped, and the surface is sanded, with small holes and hairline surface marks filled.
  6. Primer and top coats in the number of coats agreed.

How do Phuket's weather and tourist seasons affect hotel painting?

Hotels in Phuket face two demands that pull against each other. The weather that suits exterior painting most is the dry season, roughly November to April, which is the high season when rooms are full and nobody wants to see scaffolding. The monsoon, roughly May to October, leaves many rooms empty, but rain slows exterior work.

A workable answer is to split the work by type.

  • Guest rooms and interior work go in the low season, because they do not depend on rain and rooms can be closed in rotation.
  • Exterior walls go in the weeks between seasons, or one face at a time on days when the wall is fully dry, with spare days allowed for rain.
  • Exterior steel and timber are done in dry spells, because the surface must be dry before priming.

Beachfront properties take salt directly. The sea-facing walls chalk and dull faster than the others, and balcony railings and steel frames rust readily. Resorts set in tropical gardens have shaded walls that grow moss and black stains. Guest rooms left with the air conditioning off between guests build up humidity until mould appears in ceiling corners and bathrooms. Washing stains off and choosing paint that the manufacturer states is mould resistant are therefore basic requirements for guest rooms in Phuket.

How are smell, noise and cleanliness controlled during hotel painting?

Hotel guests should notice the painting as little as possible. Three things need control.

Smell. Low-odour, water-based interior paint suits guest rooms and corridors. Ventilating the room being painted, and keeping the floor's fire doors closed, stops the smell reaching occupied rooms. Work that uses solvent-based paint, such as steelwork, should be done in open areas or while that floor has no guests.

Noise. Scraping and sanding are louder than painting, so they are done in the daytime hours when most guests are out, within the times the hotel sets.

Cleanliness. The painters lay floor protection along the whole route used for carrying materials and clean the work area before leaving each day, so corridors are ready for use in the evening.

What is not included in hotel and resort painting?

Phuket Pro Painters does not take on waterproofing, structural crack repair or leak repair. A guest room with water stains on the ceiling, a bathroom wall with damp showing through on the far side, or a roof slab that lets water in must be fixed by a specialist and left to dry before painting.
