What does the house painting cost calculator tell you?

The house painting cost calculator from Phuket Pro Painters uses the same formula explained on the page about how painting prices in Phuket are worked out. Each surface is priced on its own from its area, the rate for its type of work and paint grade, the working height, the difficulty, and its surface preparation. The surfaces are then added together. The result has three parts:

  • a total price range, from low to high, rounded to the nearest thousand;
  • a breakdown by surface, showing painting and preparation together for each one;
  • notes on what the estimate leaves out, such as repairs that need an inspection first or special access equipment.

Every figure is an estimate. The real price is confirmed in the written quotation after the free site survey. The calculator can be used without giving a name or phone number.

How do I measure wall area closely enough?

The area used to price painting is the surface that gets painted, not the floor area of the home. Many owners start from the floor area on the title deed or the sales brochure and end up far too low. Measuring the walls of one rectangular room takes four steps:

  1. Measure the width and the length of the room in metres.
  2. Add the width to the length and multiply by two. This is the perimeter of the room.
  3. Multiply the perimeter by the height from floor to ceiling. This is the area of all four walls.
  4. Take off the doors and windows, measuring width times height for each one.

Here is an example. A bedroom 3 metres wide, 4 metres long and 2.5 metres high has a perimeter of 14 metres and a total wall area of 35 square metres. If the door and windows add up to about 5 square metres, the wall area to paint is about 30 square metres.

The helper in the surfaces step does these steps. The user types in the width, length, height and the size of the openings. Anyone who already knows the area, for example from the house plans, can enter the square metres directly.

How are ceilings and exterior walls measured?

The ceiling area of a room equals the width times the length of that room. For exterior walls, measure the distance around the house, multiply by the height from the ground to the eaves, then take off the doors and windows. For a house with gable ends or sloping walls, round up for now. The painter measures everything again during the site survey, so a rough figure is enough to get a useful estimate.

What are the steps in the calculator?

There are three steps. Every step can be changed afterwards, and your entries are kept if you come back to this page in the same tab.

Step 1: your project

Choose whether to quote labour only, where you supply the paint, or labour and paint together in one price, which uses the standard system of one primer coat and two top coats. With paint included, three grades appear: standard, premium and ultra premium. A higher grade is a surcharge per square metre, and it applies to every surface in the estimate. Then pick the number of storeys: one, two or three. For buildings of four storeys or more, or work that needs rope access, the calculator gives no figure and shows a button to book a free site survey instead.

Step 2: surfaces to paint

Add as many surfaces as the job has. Each row has a type, interior wall, exterior wall, ceiling, roof, wood, or steel and fence, its paintable area in square metres, from 1 to 10,000 with up to two decimal places, and its condition, with five options.

The first four options set the surface preparation surcharge per square metre. Anyone unsure which level a wall falls into can read the criteria on the page about the scope and cost of surface preparation.

Each row also has a folded "more options" section for whether that surface is worked at height and how difficult the access is. The calculator sets both already: roofs, and exterior walls on two- and three-storey buildings, count as height work, interior walls and ceilings do not, and difficulty starts at normal. Most people never need to open it. The same type of surface in two different conditions or at two different heights goes in two rows.

This step also has a helper that works out wall area from the size of a room, for anyone who does not know the square metres.

Step 3: the result

The result shows the range rounded to the nearest thousand, a summary with links back to the earlier steps, and a breakdown by surface. When the whole range is below the minimum job charge, it shows a starting price at the minimum charge instead. Under the result is a box to tick if the site might need scaffolding, a boom lift or other special access equipment. When ticked, the result states that this equipment is not included and will be quoted separately after inspection. The calculator never charges scaffolding per square metre on its own.

What can I do once I have a result?

From the result, you can book a free site survey or request a detailed quotation. Both buttons carry every value already entered into the form, so nothing has to be typed twice. You can also send a summary by WhatsApp or continue on LINE. The Phuket Pro Painters team then gets in touch to arrange a date for the survey and the real measurement. Owners who are overseas can do all of this remotely and have a property manager open the house for the painter.

Frequently asked questions

I do not know my wall area in square metres. Can I still use the calculator?
Yes. The surfaces step has a helper where you enter the width, length and height of a room and then take off the doors and windows. The result is the approximate wall area of that room. You can also book a free site survey and let the painter measure.
Is the calculator result the price I will actually pay?
No. The calculator result is an estimated range for budgeting. The real price is confirmed in a written quotation after a painter has surveyed and measured the property, which is free.
Why is height not charged on some surfaces in a two-storey house?
Height counts only for surfaces that are worked at height, such as exterior walls and the roof. Ground-floor interior walls and ceilings are painted from the floor as usual, so they are priced at the normal rate. The calculator ticks the box automatically and you can change it for each surface.
Why does the calculator show no price when I select 4 storeys or higher?
Buildings of four storeys or more, or work that needs rope access, depend on scaffolding, a boom lift, anchor points and safety that can only be assessed on site. The calculator therefore gives no figure and shows a button to book a free site survey, with your selections attached to the enquiry.
