How long after painting can you move in?
After interior painting with water-based acrylic paint, a home is generally ready to move into about one to three days after the final coat, provided the rooms are aired until the paint smell fades. With a paint that the manufacturer states is low in odour, and good ventilation, moving back can be sooner. Small children, pregnant women, older people and anyone with allergies or asthma should wait longer, about a week or until no smell remains. These figures are general guidance. The exact time depends on the type of paint, so rely on what the paint manufacturer states on the label. This article is part of the complete set of house painting guides from Phuket Pro Painters.
The point to understand is that "dry", "ready to live in" and "fully hardened" are three different moments.
How do dry paint, faded smell and a fully hardened film differ?
Stage | What is happening to the paint | What you can do |
|---|---|---|
The first few hours | Paint is touch-dry as the water evaporates | Walk through the room, but do not touch or lean on the walls |
Between coats | The first film is dry enough to paint over | Apply the next coat after the interval stated on the label |
One to three days after the final coat | Most of the smell has gone and the film is dry throughout | Move furniture back; live in the room once the smell is no longer a nuisance |
The following several weeks | The film gradually hardens to full strength | Wipe and wash walls normally once the time stated by the manufacturer has passed |
Water-based paint dries as the water evaporates, so the surface dries quickly while the film underneath stays soft for a while. During the first weeks a wall marks easily if scratched or wiped hard.
How does the type of paint affect the waiting time?
How long does water-based acrylic on walls and ceilings take?
Water-based acrylic is the paint used on almost all walls and ceilings. The smell is milder than that of other paint types and fades quickly. Versions that the manufacturer states are low in volatile compounds suit bedrooms and homes where the occupants need to return quickly.
Why do oil-based and enamel paints on timber and steel take longer?
Oil-based paint used on door frames, door leaves and steelwork contains solvents that smell stronger and dry more slowly than water-based paint. A room with oil-based work needs extra airing time. A freshly painted door should stay open until the paint is well dry, or the door will stick to the frame.
What about wood stain and varnish?
Staining and varnishing on timber floors, stairs or built-in furniture can leave a smell for a long time, above all with solvent-based products. Schedule this work first, so the smell has time to clear while the wall painting carries on.
Do some primers smell stronger than the top coat?
Yes. Some primers for old masonry are solvent-based and smell stronger than the top coat. For a room that is needed quickly, ask the painter at the survey which primer will be used.
What makes the wait longer in a home in Phuket?
Phuket's air is humid for most of the year and very humid in the monsoon season. Water in the paint evaporates more slowly in humid air, so paint dries more slowly than the label states for normal conditions. The factors that lengthen the wait are these.
- Rain for several days in a row, which makes the indoor air damp and limits how far windows can be opened.
- Rooms with no window, or windows on one side only, where air does not flow through.
- Paint applied too thickly, or recoated before the first coat is dry.
- A wall that was already damp before painting.
- Dark shades, which carry more pigment and usually take longer to dry and harden than pale shades.
Painting during the rains therefore needs more time than usual. The details are in the guide to painting a house in the rainy season.
How can you move back in quickly and safely?
- Choose an interior paint that the manufacturer states is low in odour and volatile compounds.
- Keep windows and doors open so that air flows through the room all day, both during and after painting.
- Use a fan to push air out of the room, without blowing straight at a freshly painted wall.
- On rainy, humid days, run the air conditioning or a dehumidifier, then open the windows when the rain stops.
- Paint one zone at a time, for example the bedrooms first while you sleep in another room, so the house stays usable.
- Take paint cans, paint-stained cloths and tools out of the room as soon as the work is done, because they give off odour.
- Sleep in the room again when you can enter without noticing a clear paint smell.
Who should wait longer than usual?
Babies, small children, pregnant women, older people and anyone with a respiratory condition or allergy are more sensitive to odours and volatile compounds than most people. They should stay in another room, or elsewhere, during the painting and return when the smell has gone. Pets are sensitive too, birds and small animals most of all, and should be moved away from the area being painted. Where there is a health concern, ask a doctor before deciding.
Does a condo need a different wait from a house?
A condo unit often has windows on one side only and no through draught, so the smell fades more slowly than in a detached house. Allow extra time, and alternate air conditioning with an open window or balcony door. Work in a condominium must also follow the days and hours permitted by the juristic person, the body that manages the building for its co-owners, which affects the completion date. Details are on the condo and apartment painting service page.
What should you avoid on freshly painted walls after moving in?
While the paint film has not yet hardened fully, avoid the following.
- Wiping walls with a wet cloth or cleaning products.
- Sticking tape or stickers on new paint, because peeling them off can pull the film away.
- Pushing furniture tight against the wall; leave a small gap for air.
- Leaving the room shut without ventilation, above all in the rainy season.
A wall that gets marked during this period can be touched up, so keep a little leftover paint and note the product name and shade.
How does the number of coats affect the move-in date?
A standard paint job consists of a primer and two top coats, and each coat needs time to dry before the next goes on. The move-in date is therefore counted from the final coat, not from the day the painters start. The reason for each coat is explained in the guide to primer and number of coats.
How do you plan interior painting with the painter to meet a move-in date?
Give the painter the date you want to move in at the site survey, so that the rooms can be sequenced and the drying time allowed for the season. Phuket Pro Painters surveys and measures the site free of charge and issues a written quotation before work starts, every time. The steps of the job are on the interior painting service page. The cost of the work depends on area, surface condition and paint grade, with estimated rates on the painting prices page.
Questions
Frequently asked questions
- Can I sleep in a room on the night the painting is finished?
- That is not advisable. Low-odour water-based paint is touch-dry within a few hours, but the air still holds odour and moisture from the paint. Air the room for at least one to two days before sleeping there again.
- How many days should I wait before a child or a pregnant woman uses a painted room?
- Wait longer than usual, generally about a week or until the paint can no longer be smelt. Choose a paint that the manufacturer states is low in odour and volatile compounds, keep the room aired, and ask a doctor if there is a health condition.
- How soon after painting can walls be wiped or pictures hung?
- Pictures can be hung and furniture placed near the wall once the paint is well dry, within a few days. Wiping or scrubbing should wait until the paint film has hardened fully, which usually takes several weeks, as the paint manufacturer states on the label.
- Does air conditioning help paint dry faster?
- Air conditioning lowers the humidity in a room, so paint dries better on damp days. A sealed room does not clear the smell, however, so alternate air conditioning with open windows.
- Do I have to move out while the outside of the house is painted?
- No. Exterior painting can be done while people are living in the house. Close the windows on the side being painted and take care not to touch walls and railings while the paint is wet.
